This inventory is undertaken by InventoryEssentials and provides a fair and accurate record of the condition and contents of the property, and the property’s internal condition. It is the responsibility of the landlord and the tenant or the respective agents to agree between themselves the accuracy of this report. Any discrepancy on our inventory’s, must be reported in writing within seven days of receipt of the finished report. Alternatively any subsequent reworking of the report will be charged as an additional visit.
The person preparing the inventory is not an expert in fabrics, woods, materials, antiques etc, nor a qualified surveyor. The inventory should not be used as an accurate description of each piece of furniture and equipment, or as a structural survey report. Plants and shrubs are not listed, a general description will be made. If any additional items are to be listed, this will be at the Landlords request only. Property left in lofts, cellars and locked room’s, will not be inventoried and are the sole responsibility of the landlord.
If we are asked to wait on site after the appointment time at the request of the instructing party, a charge of £15 per half hour, or part thereof, will be charged. In addition, incorrect or missing paperwork, wrong keys, or any delay in entering the property to carry out the visit not down to our inventory clerk, may be charged.
It is the responsibility of the instructing agent to make available any user manuals and safety/regulatory notices for inspection by the tenant during the check-in. The clerk will not search for these but will note whether they have been seen or not.
The accuracy of our professional inventory reports rely heavily on the property being in a state of readiness to let. If during the appointment, it is clear that the property is not ready, in the opinion of the clerk, Inventory Essentials reserves the right to report such instance to the instructing agent. This may result in the need for the appointment to be aborted. In which case, a 50% charge for the aborted visit will be made to the instructing agent.
Notes to tenant an instructing agent: At the check-in we supply all tenants with a guide to as to what is expected of them during the tenancy and at the subsequent check-out. It is therefore accepted that the tenant will have the property laid out in the same condition as at check-in. Our clerks will not search for items not returned to their original position and will state that item to be missing unless it appears elsewhere within the property.
CANCELLATION POLICY: Once the appointment has been confirmed with a date and time, this will be deemed to have been booked with Inventory Essentials. At least 4 hours notice will be required in the event that the booking is to be cancelled by the instructing party. A charge of 50% of the full fee will be payable, unless we are already at the property in which case the full fee will be charged. If cancelled the day before the appointment, no fee will be charged.
